The Benefits of Owning a Vacation Home on the Outer Banks

Owning a vacation home on the Outer Banks offers numerous benefits beyond just the opportunity to escape to a beautiful location. It provides a sense of ownership and pride in a property that is uniquely yours, and allows you to create lasting memories with family and friends. Plus, with the potential for rental income, owning a vacation home on the Outer Banks can also be a smart financial investment.

But perhaps the greatest benefit of owning a vacation home on the Outer Banks is the opportunity to immerse yourself in the natural beauty of this unique destination. From the stunning beaches to the lush forests and wildlife, the Outer Banks offer a wealth of natural wonders to discover.

One of the most iconic natural features of the Outer Banks is its barrier islands. These islands, including Bodie Island, Hatteras Island, and Ocracoke Island, offer miles of unspoiled beaches, sand dunes, and picturesque views of the Atlantic Ocean. Visitors can also explore the many lighthouses that dot the coastline, including the iconic Cape Hatteras Lighthouse, which is the tallest brick lighthouse in the country.

The Spanish Mustangs of Corolla

The Spanish Mustangs of Corolla

The Outer Banks are also home to a variety of wildlife, including wild horses that roam the beaches of Corolla and Currituck. The Spanish Mustangs of Corolla are a national treasure and the State Horse of North Carolina. While it's illegal to touch them (in fact, you can't get closer than 50 feet), you can drive your 4-wheel drive (4x4) vehicle on the beach to see them. See the FAQ below for a full guide. The horses aren't the only thing though, the sea turtles that nest on the beaches during the summer months bring tourists as do the birdwatchers that delight in the diverse bird populations, including pelicans, herons, and egrets, that can be spotted throughout the area.

In addition to its natural beauty, the Outer Banks also have a rich history that visitors can explore. From the Wright Brothers National Memorial, which commemorates the site of the first successful powered flight, to the Fort Raleigh National Historic Site, which marks the location of the first English settlement in North America, the Outer Banks are steeped in history and culture.

Outer Banks Short Term Rental Potential for Vacation homes

According to Rabbu Data, as of 2023 OBX has 375 Short Term Rental units (that they track) with an average occupancy rate of 50%. Their combined average nightly rental rate of $314/night, and annual revenue of $48K per year puts them among the top most profitable US STR locations. Approximately 50% of all Outer Banks STRs are 3 or 4 bedroom units. Owning a vacation home in OBX makes financial sense and STRs can help you pay for it.

From 2016 - 2018 vacation rental listings across the Outer Banks grew 224%, well ahead of the average global rate of 140%. Since 2018, these numbers have tripled. One can only imagine how popular a Private Island Rental would be in the middle of Roanoke Sound and what it would bring in revenue?

The circles in the matrix in the image below represent each of the areas in the Outer Banks, and are sized relative to supply. Nags Head has more vacation rentals than any other town in Dare County, but Kitty Hawk earned the highest median
Average Daily Rate (ADR), $307 according to AIRDNA.

Can I really drive my car on the beach to see the horses?

If you own a 4-wheel drive vehicle that can handle the beach (meaning, it has the proper off-road ground clearance and reduced tire pressure), you can drive up the beach from Corolla (where Highway NC 12 ends at the horse fence). See further below for more information.  Parking permits are now required, although no beach driving permit is necessary. Here is a link to the parking permit. Be sure to read all rules and regulations before you drive your 4×4 on the beach! If you are not a Currituck County resident or property owner, or a visitor staying in a rental home on the 4WD beach, you will need to purchase a weekly parking permit to park on the 4WD beaches of Corolla. If you do not have a 4x4 vehicle and are interested in seeing the horses via a professional licensed guided 4x4 tour operator just Google "Spanish Mustangs of Corolla guided driving tours" or just click the link. You can support the Wild Horse Fund here.

Total Real Estate Transactions in OBX?

As you can see, the green bars representing 2019 show a pre-Covid market environment, and we were ahead of that pace up until October, but it has started to lag behind 2019 levels. Mortgage rates have a lot to do with that, as they steadily climbed throughout the year.

FAQ image

Low inventory maintains pricing pressure making NOW the best time to buy in years!

The residential inventory graph shows that inventory is starting to come back versus 2021, but the end of 2021 and early 2022 lines show that inventory levels were extremely low. There are buyers lined up on the sidelines waiting for rates to come down, and I don’t think the supply-demand ratio has been resolved yet. We are still at a fraction of 2019 inventory levels.
